GENERAL BOOKING CONDITIONS – BENIDORM RENTALS

TOURIST APARTMENT MANAGEMENT COMPANY

1. PURPOSE
These conditions regulate the reservation and contracting of tourist accommodation managed by Benidorm Rentals, in accordance with the applicable legislation in the Valencian Community.
2. BOOKING AND CONFIRMATION PROCESS
2.1. The user may make the reservation through our website, tourist rental platforms or directly with our office.
2.2. Once the reservation has been registered, Benidorm Rentals will send a confirmation email with the details of the stay.
3. PRICE AND PAYMENT METHOD
3.1. The prices indicated include VAT and general accommodation costs.
3.2. The total amount of the reservation must be paid 14 days before arrival. Once you have made your reservation through our website, we will charge the total amount of your reservation 14 days before your arrival. If the charge is rejected, your reservation will be automatically cancelled.
3.3. Payments are accepted by bank transfer or credit/debit card.
4. CANCELLATION POLICY
4.1. Cancellations made more than 14 days in advance: Full refund of the reservation.
4.2. Cancellations made less than 14 days in advance or no-show: No refunds will be made.

5. SECURITY DEPOSIT
5.1. Upon arrival, the guest must pay a deposit of €250.00 (€500.00 for houses and villas) to cover possible damages to the property.
5.2. The deposit will be refunded within 7 days after departure (taking between 48 and 72 hours to appear on your bank account or card statement), if no damage or breaches are detected.
5.3. The loss of a set of keys will incur a cost of €35.00 and a parking remote control €50.00.

6. CHECK-IN AND CHECK-OUT
6.1. Check-in: From 4pm.
6.2. Late Check-in, supplement:
6.2.1. If your arrival is between 00:01h and 9h there will be a supplement of € 45.00.

6.2. Check-out: The check-out of the accommodation will be, at the latest, at 10h on the day of departure; leaving the keys in the assigned place.
The accommodation must be handed over in the same conditions of order and within a normal level of use and decorum (including appliances, terrace/garden and barbecues). In any other case, additional cleaning charges would be incurred:

3 Bedrooms € 110.00
4 Bedrooms € 120.00
Villas € 300.00
If clients plan to leave the property early for the departure date, they must inform us in advance to receive instructions.

6.3. The keys will be collected from the vending machine located closest to the accommodation. Two days before your arrival we will send you the precise instructions.

7. RULES OF STAY
7.1. Exclusive use: The property is intended solely for tourist accommodation, and subletting or carrying out activities not permitted by regulations is prohibited.
7.2. Maximum capacity: The maximum authorized occupancy may not be exceeded.
7.3. Noise and coexistence: The neighbors' rest period must be respected, avoiding annoying noises between 9:00 p.m. and 9:00 a.m. The rules of coexistence and use are regulated in the General Spanish Legislation and specifically in the Horizontal Property Law, the Decree on tourist apartments of the Valencian Government and the specific Statutes of the Community of Owners of each building.
7.4. Defects. The client must report any damage as soon as possible.
7.5. Energy saving. Energy savings must be respected by closing doors and windows when the air conditioning is on; and turning it off, as well as the light when the clients are outside the accommodation.
7.6. Common areas. It is forbidden to have glass objects in the pool area. The hygiene rules in the pool must be complied with at all times, as well as the opening hours.
The rules of dress, behaviour and civility must be respected in the common areas of the developments in which they are staying, and the right to rest of the other residents must also be respected. As well as not entering the building entrance and lifts with wet feet.
7.7. Parking. In the case of having a communal parking lot, only one vehicle can be parked in it per accommodation. If your apartment has communal parking, we inform you that the spaces are not guaranteed and will depend on availability. You can contact us for more information.

7.8. Pets: Only allowed in case of express acceptance by Benidorm Rentals. ***Failure to comply with any of these rules will result in cancellation of the stay with loss of the amounts paid***
